Frequently asked questions
Here are answers to questions we hear often from participants and families planning SDA builds.
What returns can I expect from SDA property?
We don’t promise yields or returns. Anyone who guarantees specific returns is either lying or taking on risks you don’t fully understand. This is completely based on participant occupancy levels and funding category.
Returns depend on location, category fit, vacancy risk, and holding costs. SDA properties in well-chosen locations can generate higher yields than standard residential, but vacancy risk is real and this is not passive income.
Conservative investors budget for 6 to 12 months vacancy (and not always 100% filled) over a 10-year hold. Some properties fill immediately.
We provide strategy to help you choose well, not return guarantees.
Should I register as an SDA provider or partner with one?
It depends on your capacity, experience and what you want from the investment.
Register yourself if: You have time to manage compliance and participant matching, experience in disability services, local networks with participants and support coordinators, and you want maximum control.
Partner with a provider if: You want more passive income, don’t have capacity for ongoing compliance, prefer experienced tenant matching, or you’re investing outside your local area.
Both approaches work. Provider fees typically range from 10 to 20% but buy you tenant matching, compliance management and local market knowledge.
Our Investment Strategy Guide covers both options in detail so you can make an informed choice.
How long does it take to find a tenant?
It depends entirely on location and category fit.
Well-located homes in the right category can fill within 1 to 3 months based on current demand and participant matching. Poorly located homes or wrong category can sit vacant for 6 to 12+ months. Some never achieve stable occupancy.
Location and category strategy is the biggest factor you control.
What happens if the home sits vacant?
You carry all holding costs with no SDA payments coming in. Mortgage, rates, insurance, maintenance, utilities, and potentially provider fees.
If you can’t carry holding costs for 6 to 12 months, you’re at high financial risk.
Vacancy is the single biggest risk in SDA investment. Choose high-demand locations and the right category for local demand.
You may need to look to partner with a SIL and do a head lease.
Can I choose my own tenants?
Depends if you take on being the SDA provider or not. As an investor, if you have participants you know need a property you can definitely introduce them to the SDA provider. Be careful with niche building specifically for a participant, as their ultimate choice and control can mean they find something else and change their mind.
Providers handle tenant matching based on participant needs, category fit, and compatibility. SDA is participant-led housing. Participants choose their home based on their needs and preferences.
Good providers match carefully because stable tenancies benefit everyone. They’re not just filling beds.
What are the vacancy rates in different areas?
Vacancy varies significantly by location, suburb and category.
Some regional areas have significant oversupply. Metropolitan fringe developments can struggle if not near services and transport. Inner and middle-ring suburbs with good accessibility typically perform better.
What are the tax implications of SDA investment?
Tax implications depend on your personal situation and how you hold the property.
Possible considerations include negative gearing, capital gains tax, depreciation, GST treatment, and state-specific land tax.
We’re not tax advisors. Speak to an accountant who understands SDA investment before you proceed.
Can I sell an SDA property if things don't work out?
Yes, but it is important the participants needs are considered. Either the purchaser is happy for them to remain or you help them find alternative suitable housing.
Smaller buyer pool if reselling as an SDA property, cautious banks, and verification of occupancy history all affect resale.
Location, category fit, and design quality impact resale value significantly.
Could be good to look at student accommodation, Aged Care and SIL as other viable resale alternatives.
Think about exit strategy before you buy.
Poorly located or wrong category properties can be challenging to sell.
Can I rent the home as standard residential if SDA doesn't work?
Possibly, but it’s not straightforward.
Some SDA homes have features that may limit appeal to standard renters. Some features like ceiling hoist tracks or emergency call systems may need removal or modification.
We recommended looking into all future property reuse options before committing into SDA investment
Why do some SDA investments fail?
SDA investments fail when investors ignore fundamentals and chase promised yields.
Common failures include wrong location, wrong category, underestimated cashflow needs, believing developer promises without verification, and ineffective provider partnerships.
Success comes from right location, right category, conservative cashflow buffers, quality design, and long-term mindset.
Are SDA properties harder to finance or refinance?
Yes, they can be.
Some lenders are cautious due to specialist property type, oversupply concerns, and vacancy risk. Not all lenders will finance SDA properties. Interest rates will be higher and loan-to-value ratios lower.Valuations can fall short of costs, so you may need to cover the difference.
Use brokers who understand SDA investment nationally. Well-performing homes in good locations are easier to finance.
Do you provide consulting for investors in all Australian states?
Yes.
We provide strategy consulting for SDA investment anywhere in Australia, but we are more familiar with South Australia.
