- Fully Occupied (no current vacancies)
- Coming Soon (in development)
Always confirm current availability before proceeding.
No guarantee of availability
Listing a property does not guarantee:

- Approval of your application
- Acceptance of your tenancy
All applications are subject to matching and compatibility assessment.
Privacy and addresses
Exact property addresses are not published online.
Addresses are shared after initial enquiry to protect current resident privacy.
This is standard practice in SDA housing.
Suitability and matching
Assessment process
ANEW assesses all enquiries for:
- SDA category fit
- Compatibility with existing residents (if shared living)
- Support arrangements
- Suitability for the specific property
We reserve the right to decline applications where we determine there is not a suitable match.
No discrimination
We do not discriminate based on protected attributes under Australian law.
Suitability decisions are based on:
- SDA funding category
- Support needs matching property design
- Compatibility considerations for shared living
- Capacity to meet tenancy obligations
Appendix H and pets
Statements about Appendix H and pets being “welcome” mean we are open to these arrangements.
They do not guarantee approval in every case.
Suitability is determined on a case by case basis considering:
- Property layout and bedroom configuration
- Current occupancy
- Compatibility factors
- Tenancy agreement terms
Service agreements and tenancy

If your application proceeds, you will enter a formal SDA service agreement.
That agreement will contain:
- Specific terms and conditions
- Rights and obligations
- Notice periods
- Termination conditions
- Payment terms
The formal service agreement will govern the tenancy relationship.
These website terms do not create a tenancy agreement.

Standard service agreement terms typically include:
- Agreement length (usually 1 to 5 years based on preference)
- Payment arrangements through NDIS funding
- Maintenance and repair obligations
- Notice requirements for changes or termination
- House rules and occupancy conditions
- Insurance requirements
Specific terms will be provided during the application process.
Changes to your circumstances
You must notify us promptly of changes including:
- Changes to your NDIS plan or funding
- Changes to your SDA category
- Changes to your support arrangements
- Changes to your contact details
- Extended absences from the property
Failure to notify us may affect your tenancy.
